Dallas County Housing Inventory Remains Sparse in January '23

Listings, Median Closing Amount Decreases

December 2022, included a significant decrease in the median closing amount in the Dallas County Housing Market.

The result was a decrease from $356,000 to $329,000.

This statistic led the way for what looked to be the beginning of a "buyer's market" in DFW.

Fast-forward to now and we analyze how the first month of 2023 resulted.

While the median closing amount was near-even to December at $325,000- listings decreased month over month from 3,330 to 3,320 in January.

The sparse inventory has continued to help balance demand in the local housing market despite increased borrowing rates.

Lastly, days on market increased from 41 to 49 days in January, continuing to increase momentum for purchasers in Dallas County.
