Denton County included staggering results in the housing market last month.
2,498 listings- a 220% increase year over year, brought months inventory to 2.1 months. This compares to .6 months in December of 2021 when inventory was record-low and closing amounts were surging past the listing amount.
Today's climate includes a Median Days on Market of 56 days- 26 more than the same period in 2021, and continuing to increase pressure on sellers to adjust their expectations for their acceptance of an offer amount.
Though rates are higher than last year, the median closing amount is beginning to cool in Denton County, however less than we saw in Dallas. December 2022 brought a median amount of $443,749, an 8.2% increase YOY.
Look for YOY declines to begin arriving in Denton County by the middle of 2023.
