Denton County included a $423,205 median closing amount in the first month of 2023. This compares to $443,749 in December of 2022, representing over a $20,000 decline month over month.
Sellers adjusting their expectations as we see above, has helped mitigate the decline in closings. While January did bring another decrease of 15.7% versus the same period in 2022, Denton County compares favorably to Dallas County where closings declined over 34% in January.
With listings increased 245% versus 2022 or 2 months of inventory, the county boasts a healthy selection for purchasers.
Lastly, with days on market resulting in 61 days, the leverage is clearly with purchasers as we head into the Spring.
