DFW Housing in August 2024: Prices Even With 2023

DFW Housing in August 2024 saw the following results from MetroTex:

  • Closings amounts were even at 0.0% or $399,900 vs August 2023
  • Listings Continued to increase-- boosting 45.7% to 29,865 properties
  • Days on Market increased 25% to 50 days
  • Closings were down 4.3% vs 2023

While prices didn't decline YOY, with mortgage rates improving the most they have in 18-months, the numbers above do represent improvement for DFW buyers while sellers maintain their ability to ask for top-dollar.

Look for September and October results to be more telling. With the Fed cutting rates .50 last week, affordability for buyers and overall consumer sentiment should continue to increase, creating a catalyst for the DFW markets this fall.
