DFW Housing Market in January 2023

DFW Closings Decline vs. 2022

Throughout February, we have documented how counties such as Dallas and Denton faired in the housing market.

Today we look at the entire DFW Metroplex.

While the median closing amount increased to $375,000 YOY or 4%, it decreased versus the previous month.

December resulted in a median of $385,000 showing how sellers are continuing to adjust their inventory and increase affordability and optimism for purchasers.

Days on market did increase to 60 days last month despite the closing amount reduction. This being a result of some sellers being stubborn in their valuation of their homes.

Lastly, months inventory was even at 2.2 months when comparing December 2022 to January 2023. Look for this number to increase heading into the Spring while closings also surge.
