DFW Housing Results: January 2025

DFW Housing results in January 2025:

  • Median Closing Amounts increased to $389,900 or +1.8% vs January 2024 (YOY)
  • Active Listings increased again to 26,888 properties or +40.4% (YOY)
  • Days on Market increased to 69 Days (YOY)
  • Closings increased to 5,327 properties or +1.1% (YOY)

With closings and closing amounts increasing modestly in January 2025, The DFW Housing Market is poised for a strong Spring market.

More so, with listings surging, look for pressure to continue to apply on sellers' listings while buyers have the edge in the current market due to the influx of inventory (properties available).

If a property is priced correctly, it will go under contract quickly in most cases. If not valued correctly, the property will sit for months.
