Way Too Early Results: Lewisville Housing in Feb '23

Closings Surge in February '23

As we have documented multiple cities throughout the DFW Metroplex and how their housing markets faired in February, today we settle on Lewisville, TX.

Again, these results are per NTREIS/MLS, official results will be published in the middle of March for the month of February.

February included 65 closings- a 26% increase from January '23 where 48 closings were reported.

This is a trend we have seen with cities such as Dallas and Irving as well this week, showing that a breadth of DFW cities are preparing for a busy springtime in the housing market.

An interesting statistic- the median closing amount declined to $380,000 from $387,500 in January. Coupled with days on market also declining from 35 to 29 days, it's clear that purchasers are coming off the sideline and sellers are adjusting their expectations to make way for increased rates/affordability for purchasers.

Lewisville, while needing more inventory seems to be increasing in terms of health and equilibrium for both purchasers and sellers. To see closing amounts declining (benefiting purchasers) along with days on market declining (typically benefiting sellers) there are signs of optimism no matter what side of the fence you are on!
